Surface Preparation for Multifamily Properties
Preparation depends on the existing surface and coating condition. Work may include protecting adjacent areas, pressure washing or controlled cleaning of appropriate exterior surfaces, treating and removing visible mildew, mold staining and organic buildup, scraping loose coatings, sanding rough transitions, caulking paintable joints and seams, completing approved minor surface repairs, spot priming or full priming where required, and applying the specified finish coats.
Use cleaning products and pressure levels appropriate for the surface. Bleach-based or bleach-free cleaning solutions may be selected according to surface compatibility, surrounding materials and client preference.
Project Coordination and Communication
Before work begins, we confirm the included buildings and surfaces, access requirements, anticipated sequence and points of contact. For occupied properties, resident notices, balcony or patio access and removal of personal belongings remain the responsibility of property management unless the proposal states otherwise. Changes or additional work outside the agreed scope must be approved before proceeding.
